Most families have moved away and it's a whole new environment, lot of antisocial people and violence and the price of living is higher than most can afford
Although I am new to Philadelphia, I would say that west Philly seems like a very nice place for older people to live. It is not a loud place, there are many nice neighbors, and the public transit is accessible.
I live in Girard Estates which is an amazing community. There are many small businesses, friendly neighbors, great restaurants and easy access to public transportation. Also, property values are rising and investing would be a great idea.
